Work Needed

We need various work doing on our house, which is in Stamford, near Malcolm Sargent school and The Danish Invader pub on Empingham Road

This includes the following…

Ensuite Bathroom

We have a 1.5m x 1.5m square space in the corner of our ground floor bedroom we wish to make into a small three-piece en-suite bathroom, with shower, toilet and basin. There is a utility room almost backing onto this corner and only about 3 metres away, so hot/cold/soil pipes should all be easy to run to it. There is a gutter drain on the corner of the boot room as pictured below. There is also a manhole-covered sewage/drainage access nearby and the drainage seems to run right past. There is mains cable running through the wall so electric power and lighting will also be easy to add.

I’ve done a bunch of different mockups and renders below. The pocket door, towel rail and accessories were not possible to display.

Walls and window aside, we will supply all of the following parts for you to install…

Door

The door pictured will actually be a sliding pocket door, with oak veneer, with lock, soft close and anti-slam, all to be purchased from directdoors.com, emeralddoors.co.uk or doorhaus.co.uk

Window

The PVC window can either be replaced with part wall/panel, part window… or remain as it is and render/block-up the lowwr half. Frosted/Opaque Self Adhesive Privacy Window Film can be applied to any remaining windows. Either way the toilet needs to be connected with both cold water and drainage. These could either pass straight out or pass under the raised shower tray to join up with drainage from shower/basin.

Toilet

Gloss White Back To Wall Toilet Unit with soft close seat.

Basin

Shower

The shower enclosure will be 800 x 800 Quadrant with white gloss tray and double sliding doors with 8mm easyclean/clear glass.

The shower column, or riser rail, may need cutting down to allow for low ceiling.
The flow rate should be eco/low ideally to save water, ideally 6l/minute

Walls

Painted with bathroom paint

Shower enclosure will be tile with Grey Stone Effect Wall tiles, arranged landscape. Either 300×600 or 300×900 approx. Area is 1.86m square, but probably need at least 2sqm of tiles. Try to buy locally so can return or get more easily.

We want some example design options and very rough ball park figures or guideline pricing, what the parts/labour/install would cost.

• Ceiling is 2230mm high above floor
  
• Step to PVC windows/doors is 170mm high
  
• Radiator behind black sofa is electric and can be easily moved.
  
• Soil pipe should connect to the correct drain, needs to be investigated.
  
• The shower will need to be raised on legs using a quadrant riser kit.
  
• The toilet may also need to be raised onto a platform to help with drainage
  
• Should they both need to be raised it will make sense to raise both the toilet and shower on a single platform.
  
• If there is still not space/depth for waste pipes to flow properly to drain, may need a saniflow pump, will have to check depth, angles etc.
